Have a fair asking price

One of the number one mistakes we often see in real estate is an unrealistic asking price. It's essential to research the market, your neighborhood, and ask for a reasonable price. You want your home price to be both competitive and compelling to sell it fast. You also want to put your home on the market at the right time. Some months have a higher likelihood of selling. For instance, no one wants to move during Christmas, but the spring is a wonderful time to sell. 

Pick your strategy 

You have a few options when selling your home. You can take the lead and use the for-sale-by-owner model. This works best if you have the marketing background and the expertise to effectively market your home. This can be challenging if you have never sold a home before but saves you the fees of hiring a real estate agent. You can also bring in a real estate agent who can help market your property and take over the business side of things. This saves you a headache or two, but don't forget about the fees and costs you will have to cover. Your third option is t sell to a real estate investor. They will typically by your property as-is and offer you cash with a quick closing. All of these options have their positives and negatives, so be sure to research which option is the best for you. 

Set the stage for success

When staging your home, you need to take down personal photos and rethink bright wall colors. The goal is to help potential buyers picture themselves and their stuff in your home. If you don't have the budget to rent staging furniture, you have other options to correctly stage your home. For one, make sure your home is deep cleaned. You want to set a good impression, and dirty toilets and crumbs on your counters will not encourage buyers. You can also make little changes like cleaning up the front yard, making sure the pool is crisp and clear, and clothes are put away. Cut the clutter and keep things basic. Here are some simple steps to make your home more appealing to buyers;

  • Have lot's of natural light when showing your home
  • Declutter walls and furniture (keep it basic) 
  • Make sure the yard is clean and free from debris
  • Fix any cosmetic issues like holes in wall or stains on your carpet
  • Minimize clutter on counters and only have the essentials in view
  • Get a storage unit to clear out your garage and rooms if you have too much clutter

Hire a professional photographer

You don't want to try selling a home with blurry photos. Hiring a professional to take your for sale pictures will ensure the right lighting and angles are used. Often, the property photos are the first impression a potential buyer might have- so you want to get those right. Professional photos will help you sell your home faster and get more showings. 

Prepare for inspections

The inspection can often be a hang up when trying to sell your home. Make sure you fix anything that might deter a potential buyer form want to purchase your home. Start simple with replacing wood, repairing holes in the wall, and repair any stains in the carpet. If you don't have the resources to handle home repairs, you can cut this task by selling to an investor who doesn't require renovations or repairs. If you do not want to work with a real estate investor, you can even have an inspection done early on and fix anything that comes up before selling. 

Offer hospitality

While it can be exhausting to continually prepare for a showing, it's necessary to sell your home. It's not always fun to have multiple showings, but it's important to offer a pleasant experience. Have cookies available, make sure the house is clean, and be upfront with any potential buyers. Be warm, hospitable, and leave a lasting impression that they will remember.  

Declutter your closets

Buyers are always focused on storage space, so be sure to unclutter cabinets and closets so that it looks clean, organized, and spacious. You want to present your home with the buyer in mind, It helps to do a little audit. What would you look for in a new home? Focus on those key points, and be sure to make those changes in your own home.

Learn to negotiate

Often times, buyers will take the selling process personally. You have to expect some negotiation when trying to sell your home. Whether that's the price, the closing date, etc. Before selling, make a mental note of what you are willing to negotiate and what you aren't. That will aid you in having a smarter strategy to lead with when it comes time to negotiate and make a deal. 

Curb appeal 

One of the first things a potential buyer will see if the front of your house, so you want to set a good first impression. Make sure your yard is free from debris, and take care of your lawn. Get rid of weeds and add a plant or two at the front. You can even add a cute bench or chairs to add to the curb appeal and set a good impression. 

Hide your fluffy friends

While your cute cat and sweet pooch are the apples of your eye, buyers might not feel the same way. They might be afraid of dogs or worried about potential damages from your pets. Try to put the animals away during showings and even hide food bowls if at all possible. If you have a friend or family member that can pet sit during showings, even better.

Selling your home can be challenging, but it doesn't have to be. You have many options available, and even small changes like adding fresh paint or taking down personal photos can help. Whether you choose to sell on your own, hire a real estate agent, or sell fast with a real estate investor- these tips will help you get the best offer.
